Document AI for property teams

Intelligent document processing for real estate and property management

Every property document, read, checked and routed. Invoices, utility bills, leases, rent rolls and insurance certificates are checked against your records and each other. Only exceptions reach your team.

  • 99% field-level accuracy on 250+ document types
  • 95%+ of documents processed straight through
  • SOC 2 Type 2 and ISO 27001

The inbox for Maple Court Apartments, a 64-unit property, holds five documents. A $2,450.00 landscaping invoice from Summit Grounds LLC goes to AP approval, a $1,861.60 water bill to utility tracking, the unit 204 lease renewal to lease abstracts and the vendor's certificate of insurance to vendor compliance. The certificate covers the August service. The renewal sets rent at $1,850.00, but the rent roll still shows $1,795.00, so the rent roll is flagged as the one exception.

Every value carries a confidence score.

Questions

What property teams ask about intelligent document processing.

What is intelligent document processing in real estate?

Intelligent document processing (IDP) in real estate is software that reads the documents a property portfolio runs on, such as vendor invoices, utility bills, leases, rent rolls, T12s and certificates of insurance. It extracts their fields and tables, checks them against your records and each other, and routes each one to the team that acts on it. Docsumo is an intelligent document processing (IDP) platform that does this for property managers, owners and operators, and the platforms that serve them.

How is it different from a document management system?

Document management software stores, organizes and finds files; people still read them. IDP reads them: each document becomes structured data, checked and sent on to the system that needs it. Many teams use both, with the document management system keeping the files and Docsumo keeping the data moving.

How does real estate AP automation work with Docsumo?

Vendor and contractor invoices arrive by email, upload or API. Docsumo extracts the header fields and every line item, checks the vendor against your vendor master, holds duplicates, routes invoices for approval and posts them to your accounting system, so property management accounts payable runs on checked data. On the Enterprise plan, cross-document checks can also hold an invoice whose vendor's certificate of insurance has lapsed. Payments stay in your accounting system or bank.

Which property documents can Docsumo read?

Vendor invoices and credit memos, utility bills from any provider, residential and commercial leases and their amendments, rent rolls, T12s and operating statements, ACORD 25 certificates of insurance, W-9s, and tenant application files with bank statements, pay stubs and IDs. For tenant screening, pay stubs and bank deposits are checked against the income on the application. Pre-trained models cover 250+ document types, and Docsumo also reads document types it hasn't seen before.

Does it work with our property management or accounting system?

Documents come in by email, upload or REST API. Checked data goes out as JSON by webhook, or as Excel, to your property management, accounting or data systems, with a confidence score on every field. A separate test environment lets your engineers validate the connection before it reaches production.

How accurate is it, and who reviews the exceptions?

Docsumo reaches 99% field-level accuracy on 250+ document types, and 95%+ of documents go straight through. Fields below the confidence threshold you set, and documents that fail a check, go to your own team's review queue with the source line highlighted, and their corrections improve the model. Docsumo is software, not an outsourced review team, so review stays in-house.

Is it secure enough for tenant and financial data?

Docsumo is SOC 2 Type 2 audited, ISO/IEC 27001:2022 certified and GDPR compliant, with a DPA available. Documents are encrypted with TLS in transit and AES-256 at rest, and your documents and extracted data are not used to train shared or third-party models. Access is set by role, team and document type, and every review and approval is recorded in an audit log.

How do we get started?

Start the same day with a free trial: 1,000 pages over 14 days, with pre-trained models. Approval routing is on the Business plan; cross-document validation and case management, which check documents against each other, are on the Enterprise plan. Or book a demo and bring a month of one property's documents; we run them live.
