What is lease abstraction software?

Lease abstraction software reads a lease and its amendments and turns them into a lease abstract: the parties, premises, key dates, rent schedule, options, expense terms and key clauses in one structured record. Docsumo is an intelligent document processing platform that does this for any landlord's lease form, links each value to the clause it came from, checks the abstract against your rent roll, and sends your team only the leases that disagree.

What does a commercial lease abstract include?

Usually the landlord and tenant, the premises and rentable area, the tenant's share, the lease, commencement and expiration dates, the base rent schedule and escalations, the security deposit, renewal, termination and expansion options with their notice dates, CAM and operating expense terms, and clauses such as assignment and subletting, holdover and estoppel. Field names and the output are set to match your own abstract template.

Can Docsumo read scanned leases and handwritten changes?

Yes. Docsumo reads digital and scanned leases in any layout, with no template to build for each landlord's form, and it reads handwritten as well as printed text. Every value comes with a confidence score, and values below the threshold you set, such as a handwritten notice period on a rider, go to a person to confirm.

How does Docsumo check a lease abstract against the rent roll?

Each lease is compared with its rent roll line: the rent in effect this month from the lease's rent schedule, and the expiration and option dates, including any amendment that changed them. A lease that matches moves on. One that doesn't, such as a missed annual increase or an extended term the rent roll doesn't show, goes to your team with both values and the clause. Checks across documents are on the Enterprise plan.

How accurate is it, and how long does a lease take?

Is Docsumo a lease administration system?
